Home Staging - how to sell quickly and maximise your return
Home staging is all about selling your property quickly, and for the best possible price. By staging your property attractively for sale or rent you will ensure that it stands out in the listings and attracts the very best buyers or tenants.
Home Staging is much more common in the US than it is in the UK, but it is growing in popularity here. In a challenging property market such as the one we are in right now, staging definitely makes sense as it helps to create interest and demand.
Not only is it important to attract buyers, it's also about attracting the right sort of buyers - the ones who are committed to buying, and are highly motivated to proceed with the sale.
Our approach to home staging is mostly about making the best of the home you already have rather than transforming it into a "show home". This may involve any or all of the following:
Reorganising furniture to make better use of the space
"Dressing" the rooms using new or existing accessories and artwork
Making recommendations for any repairs or improvements needed
Sourcing and supplying any new accessories or decorative items needed
Obtaining quotes and liasing with cleaners, decorators, gardeners etc as needed.
Each and every property and project is unique and so is quoted for an individual basis.
Home Staging Consultation
If you prefer to do the home staging yourself but are looking for inspiration, we also offer the option of an in person Home Staging Consultation. This can be done in your home or even via Zoom or Facetime.
This consultation takes up to 2 hours, during which we will do a full walk around of your home, taking pictures and making notes.
The consultation will include all accessible rooms in the home, as well as the garden and outside areas. We may be able to make some immediate suggestions you can implement straight away.
Following the consultation you will receive a detailed Home Staging Report which is yours to keep whatever you decide. The report will include a detailed list room by room of our recommendations. The consultation and report together costs £195.
One you have received and read the report, you can then choose to implement our recommendations yourself, or if you prefer, we can carry out the recommendations for you for an additional fee. The fee will be clearly outlined in the report.
Selling Empty or Unoccupied Homes
Sometimes we come across clients who have to sell a property that is either empty or is in less than desirable condition - perhaps because it is a probate sale, or because the owner has already moved into a care home or other facility.
In cases such as these, we can work with you to ensure that it is presented at its best in order to appeal to potential buyers so that you can sell it quickly and for a good price .
You would be amazed at the difference it can make to clear the property, organise a deep clean and some light redecoration, followed by "dressing" the property with some carefully chosen accessories.
A further option is to hire furniture from a staging company - while more expensive, this option can be especially beneficial for newly renovated investment properties which can otherwise look quite empty and soulless. If this option appeals to you we can help you with this too.
