Through our work with clients, we frequently observe how a few small changes can lead to substantial results. Staging an empty property significantly differs from staging a home that’s still inhabited, though both strategies aim to help buyers realize the space's full potential.


Empty properties can feel cold and lack scale, leaving buyers uncertain about how rooms can function. For these cases, we typically introduce rental furniture and accessories. This approach creates a warm, inviting atmosphere while clearly defining each area. The total staging cost depends on the property's size and the duration it remains on the market, but for a £450,000 home, expect to invest about £3,500 to £6,000.


For homes currently lived in, staging usually focuses on editing and enhancing existing spaces. This includes decluttering, rearranging furniture, adding soft furnishings, and completing any necessary maintenance tasks.


Costs for staging a lived-in home are generally lower and can start from just a few hundred pounds, depending on required changes and whether additional items are needed.


Each staging approach is tailored to suit both the property and the seller's budget, but the ultimate goal is the same: presenting the home in the best light possible.


Staging vs. Reducing the Price


The cost of home staging can vary based on property size and scope of work. Let’s assume a seller spends £2,000 on decluttering, interior styling, and minor improvements before putting their home on the market.


In contrast, a typical price reduction might hover around £10,000 to £15,000 when a property garners little interest. This comparison clearly shows which route can offer better value.


Moreover, a sudden price cut may suggest issues with the property or convey seller desperation. Staging, however, helps you maintain your asking price while ensuring your home makes a strong first impression right from the start.


On this topic, Dominic agreed: “Dropping the price suggests desperation. A well-presented home that has been properly priced for sale rarely needs to be discounted.”
